SVA Realtors — then known as Jain Sons — was founded in the year 2000 in Nahan, Sirmaur district, by Anil Jain and Sachin Jain. What began as a construction business in one of Himachal Pradesh's most characterful hill towns has grown, over twenty-five years, into one of the region's most recognised names in residential real estate.
The company entered plotted land development around 2010–11, introducing an organised approach to colony development in Nahan. It was followed by a series of stilt+4 residential projects, and then by Yashwant Vihar Colony — still one of Nahan's best-known residential addresses.
Villa Round Retreat, delivered in partnership with Amrit Singh Shah and designed by Ar. Ritesh Singla, marked the company's entry into premium multi-storey residential development: 58 apartments across three formats, in a gated complex in the heart of Nahan.
Today, SVA Realtors is mid-transition into its next chapter — a luxury offering anchored by Villa7 Hillscape, seven bespoke villas in Jamta, Sirmaur — and a new brand identity that reflects the quality of what it now builds.

TAC was established in 2000 and is known for modern, sustainable, context-sensitive design across residential, commercial, hospitality, and institutional sectors. For Villa7 Hillscape, TAC developed a contemporary stone-and-timber alpine language — each villa set into the hillside, with expansive glazing that frames the Shivalik range.
Ar. Ritesh Singla has been SVA Realtors' lead architect on its apartment projects, delivering designs that maximise natural light, cross-ventilation, and view orientation on steep hillside sites. His work on Villa Round Retreat — Nahan's most recognised premium apartment complex — defined a new benchmark for residential design in Sirmaur.
SVA Realtors has also delivered buildings that serve the community — a school and a nursing college, both in Nahan.
